One of the biggest questions homeowners are asking right now is whether they should buy their next home before selling their current one.

And honestly? The answer depends on your finances, your goals, and your tolerance for stress.

For years, many homeowners felt stuck. They locked in historically low interest rates and didn’t want to give them up. Others worried they wouldn’t be able to find a replacement home if they sold first. But as the market continues to normalize in 2026, homeowners are finding they have more flexibility than they did during the peak frenzy years.

According to recent housing inventory reports, available inventory has continued improving in many markets, giving buyers more opportunities and reducing some of the pressure that existed just a few years ago.

That doesn’t necessarily mean buying before selling is easy.

If you purchase first, you may temporarily carry two mortgage payments. You'll also need to understand how your current home's equity affects your ability to qualify for another mortgage. Some homeowners explore options like home equity loans or HELOCs to help bridge the gap, while others choose to sell first for financial peace of mind.

The truth is that there is no universal answer.

What matters most is having a clear understanding of your numbers before making a move. Knowing your home's value, your available equity, and your purchasing power can help you make a decision that feels strategic rather than stressful.

The best move is not necessarily buying first or selling first.

The best move is having a plan.
